PLANNING PERMISSION GRANTED: RURAL CAIRNGORMS HOME AND STEADING RENOVATION

This is a project to create an exceptional three-bedroom rural home, revitalising a former farm-steading on a characterful site with broad Cairngorms National Park views.

The existing buildings are uninhabitable; therefore, the major part of the project is for a replacement main house designed in a recognisably traditional Scottish rural style, reusing stone and other materials from the former house. The client also wishes to redevelop old farm buildings, including a stone barn to be transformed into a guest annex for extended family.

Our design is for an eco-conscious home that is in-keeping with the architectural style of the site and surrounding area. The plan closely follows the existing footprint of the former house. However, we have chosen to reorientate it towards the south to maximise the enjoyment of the hill views for our client, as well as to make use of solar gains in this position. Green technologies include air source heat pumps and solar panels, as well as electric vehicle charging points.

The new house and upgrading of the rest of the site will preserve its core character by using architectural aspects of the existing buildings. The materials are all part of local vernacular designs, with stone walls (incorporating reused stone), white render, and slate tiling predominant. Gable ends, chimneys, triple dormers on the south facade, and chamfered timber post details all help maintain that regional familiarity.

We envision this being a hugely successful project bringing new vitality to a site that, while in a beautiful setting, had been left to fall into disrepair. By building a new house to 21st-century standards that fits within its surrounds, using planet-friendly systems and materials, it should stand for a hundred years and more, giving joy to its current owners and future occupants. The consolidation and upgrading of this attractive site are also a positive addition to this Highland community.
